Compare: Before writing an offer, search for comparable houses. Include both active properties and closed transactions. Similar properties should compare in age, size of building and lot, number of rooms. Total sales price is more important than price per square foot.
Don’t overpay: Comparing properties should give you an indication about a fair sales price and make sure you are not overpaying on your dream house and make sure the property passes an appraisal.
